Lakeshore Place

Utilizing a temporary boiler provided by Cool-Air Rentals, the team was able to fully dismantle the existing mechanical room including three boilers, storage tanks, expansion tanks and pumps.

This allows for a team member to clean the mechanical room providing an intumescent wall and ceiling spray to achieve a 1hr fire rating. We are also sealing the floor with a slip proof membrane bringing the 1981 room to new building code requirements.

The new equipment will be installed over the next month with no down time to the existing domestic hot water system, utilizing the temporary boiler situated outside of the building. The existing storage tanks and expansion tank have been temporarily repurposed outside of the building to allow for a seamless transition on the domestic hot water system.

The existing piping will be flushed using products from Chem-Aqua to clean existing scale and debris from the 40-year-old piping.

The entire project will be completed before the heating season as the new boilers are serving both the domestic hot water as well as the space heating systems.

The new boilers and equipment are high-efficient and will be qualifying for Fortis rebates. All equipment has been purchased through Murray Mechanical Sales and owner, Miles Murray, will be present on site for the start-up. Miles has pre-assembled the boilers in Vancouver to ensure all components are ready for start-up.
